Update!! More Fronts Filled!
Philadelphia, Pennsylvania
Hello, this is Robert Stack, and you are now reading this in my voice. Fill This Front has been an attempt by GroJLart, somewhat in vain, to identify chronically empty Center City storefronts and maybe bring enough attention to them to get them filled. Back in January, we updated with a bunch of amazing storefront rebirths-- and now there's more! Could Fill This Front be having some effect? That will have to remain an Unsolved Mystery. The old Stereo City spot now has a tenant! Johnny Manana's of East Falls is expanding out into the city with two new locations, one of which will be located at the circa 1924 Llewellyn's Drug Store. Good luck, its nice to see that part of Chestnut rise!

The old Society Hill Furniture space has finally been filled! Though the new occupant might just be a Gallery leftover, they've managed to get a spot that hasn't been in use since 2008. Now all they have to do is remove the old Society Hill Furniture sign. Whatever-- Chestnut Beast can always use another friend.

After six long years, the old General Accident space will become the Center City location of City Fitness. This is will be their 4th location, adding to their Northern Liberties, Grad Hospital, and South Philly jawns.

After 13 years of disappointments, the old Warner Bros Studio Store space at the Shops at Liberty Place will finally get a permanent lessee! Its been recently reported that the huge spot will hold a Bloomingdale's Outlet! This is great news and another sign that Center City's retail potential is getting even more popular. Rumor has it that Bloomie's is looking for another larger space for a regular large format version somewhere in the city as well.

The NYC blightlords that own the remains of the Hamilton and Diesinger Building have now finally put it up for sale. They are asking for a rather outlandish $2.15 Million for the single-story building with 2 small sealed-off upper floors, but I guess they are banking on the greatness of Chestnut Beast and the fact that the building faces both Chestnut and Sansom for someone to come along and buy it for that price. Don't be surprised if it ends up being a tear-down.
Shhhh! One of Philaphilia's clandestine rumor sources has informed me that not only has an offer been put in for the building, but that said offer is well above the asking price!!! More info incoming!!

You've probably heard about this but we'll tell you anyway: Wawa will be opening a new and gigantic location at the Robinson's Luggage space at Broad and Walnut! Though some people new about it already, GroJLart was informed by a participant of my March 21st Forgotten Broad Street Tour that this was taking place. GroJLart tweeted about it later that day:
Others saw the news as wholly negative, and for a whole bunch of different reasons. Some said it was another nail in the Avenue of the Arts retail coffin, seeing as how Walgreen's came in two blocks away, FYE is closing, and so is Ruth's Chris Steak House. Other people were worried about the amazing ability Wawa has of attracting bums to its locations, perhaps thinking that a larger 24 hour location will attract more and/or larger bums. A whole other subset of detractors saw this as a negative because of Wawa's status as a chain and not an independent sustainable organic spelt flour puppy underwear boutique.
Oh well-- Wawa is coming and there's nothing anyone can do about it. Might as well enjoy it while its there.
Other tidbits worth mentioning:
-The Walnut Nails space doesn't seem to be acting as storage for another store anymore. I know there was at least one 311 request about it. The building and the one next door are still up for sale as a package deal.
-The Champions space is actually up for lease now. Assuming you have $225,000/yr to burn, snap this shit up. Remember, the DNC is coming.
-Something new is coming to 1725 Chestnut and 1835 Arch, but I don't know what.
-Five Below is moving to somewhere near 15th and Chestnut.
-Lastly, construction seems to be in full swing at the Southside Cleaners & Shirt Laundry building.
With all of this great news, let's not forget the Fronts that are still empty and haven't done shit since they were mentioned here. John C. Clark Legal Stationers is still sitting there doing nothing. The owner probably doesn't give shit about the place, its just one of his many beat-up properties in the area. Across the street, the Witherspoon Building space is still vacant as fuck. 833 Chestnut changed up the signage but is still up for lease and will soon be going on 5 years empty. The Sprucy Storefronts are looking even worse, but this permit hopefully explains why.
Kaufmann's Event Hall is still sitting there looking like shit while its blightlord owner still works down the street. 13th and Spruce is still shamefully vacant as fuck despite its makeover. The Ashe Building is still sealed up. Mexican Post is still unable to fill up, now on its 13th empty month. The Thomas Lofts space on Market East is still vacant as fuck. The South Broad KFC is getting even worse looking while serving primarily as a surface parking lot. 31 South 2nd is an ongoingly-blighted piece of shit. The VOG spot is still a fog spot. 2108 Walnut is looking worse than ever and the retail still isn't available. Enough of this!
For every empty lot, effed-up building, new development, or empty storefront, there's someone, somewhere, who knows the truth. Perhaps that someone is reading this. Perhaps... it's you. That Monday, Michael Klein wrote about it and the whole goddamn city went wild! Countless news outlets carried the news while every area discussion board and comment section became the center of heated debate. Some were ecstatic that a new Wawa would be available so close to their homes and workplaces, seeing positivity in the fact that Wawa was making a triumphant return to Center City after declaring itself nearly fully suburban a few years ago (btw, the 11th and Arch Wawa is still closing) and that they were taking up a prominent storefront that's been empty. Update!! Fronts That Filled!!

Hello, this is Robert Stack, and you are now reading this in my voice. Since last April, your shitbag author GroJLart has been highlighting long-empty storefronts hoping to get them filled. Almost 9 months later, some that have been empty for years and years have finally filled or now have activity in motion. Play the youtube embedded below to hear the appropriate background music.

The infamous Murano storefront, featured in the first-ever Fill This Front post, is about to get filled! American Heritage Credit Union is moving over from the Stock Exchange Building in anticipation of its coming head-to-toe renovation. They will be taking a ~5,000 square foot segment of the space, leaving a 2,500 square foot section still available. After nearly 8 years without ever getting a tenant, the Murano's ground floor will finally rise! Here's the listing for the rest of the space.

Another storefront empty for nearly 8 years, the Stapler space, finally has an occupant! Everything Fresh, an experimental grocery store concept being tried out that may expand further throughout Center City if successful. The place has only been open for a short time but always seems to be crowded and has some great Yelp reviews. Good Luck!

The 5-years-empty 1518 Walnut space now finally has a permanent lessee. My.Suit (that's not a typo), has opened their fifth-ever store here, their first outside of NYC (unless you count their White Plains store as such, which I don't). If you have a lot of money, go in and get yourself a custom-made suit.

Both storefronts outlined in a single Fill This Front post, 1200 and 1300 South Street, both have activity in motion. 1200 South went up for sale at the end of November and then was re-labeled "Off Market" on December 31st, meaning that it either just got sold or was just taken off the market after a month and some change. Hopefully it sold. Either way, the retail space is back up for lease.
1300 South, a storefront empty for nearly 9 years, now has a tenant signed: the new location of Sansom Street Kebab House! The owner of the Kebab House told the Inquirer that he will be retaining the name of the place, so the new location will be labeled with a different street name that its actually on. This is a grand Philly tradition-- Paper on Pine is on 13th Street, Sound of Market is in its last month at 11th Street (and once had a location on Chestnut), Spruce Street Video is on 12th Street, and the short-lived 14th Street Audio was on Chestnut Street!

Even when the Fill This Front about 137 South 10th Street was posted, plans were already in motion. In a very very short time, the space has been made into the Jefferson Acceleration Zone! This building looked like absolute shit for a long time so this is a great addition to the street and the neighborhood.
And now some smaller updates:
-2108 Walnut has a new owner, therefore this long-empty storefront may come back into play.
-Unsubstantiated rumor has it that the Sprucy Storefronts may be getting filled with an expansion of the CVS next door. We'll see what happens.
- The Philadelphia Blueprint Company building is in the midst of construction-- additional floors are being added on top. Hopefully this means that someone will be coming along to use all this new space and maybe even Fill that Front after nearly 8 years empty.
Something is afoot at the "Dinette" space. The sidewalk out front is blocked off and a candystripe notice from L + I has appeared.

Update!!! Lots and Lots of No-Longer-Empty Lots!

Hello, this is Robert Stack, and you are now reading this in my voice. Philadelphia has gone through a lot of changes since GroJLart's shitty blog began, and now I'm here to give you all the updates on the many empty lots in this city that are no more (or about to be). Dranoff Properties has re-designed their plan for the Schuylkill River NIMBY Lot. The new design will have underground mechanized parking and be slightly taller. The sorely-needed cafe portion of the project is now gone, due to NIMBY concerns about "noise". Note: this location is next to an active freight line (noise) and across the river from the Schuylkill Expressway (NOISE). So apparently this cafe was going to be pretty fucking loud. Oh well, fuck 'em... its getting built!

The Franklintown Shituation Lot is soon to meet its maker! Mega-developer Forest City was serious when they spoke of creating a second phase to Museum Towers, filling this 4-decade-old lot once and for all! The lot will get a very plain-looking 188 foot tower, a new parking garage, and a bunch of big-ass town homes that will hide it.

Kieth's Sanslot is soon to be no more! The heroes at Brickstone Realty have come along to finally put this shitty lot out of its misery and give new life to Chestnut East! Their new development will add a shitload of apartments to the corridor, a bunch of new retail, and a rumored supermarket to the street. On top of that, a Butt-Fugly Building will finally get demolished! This is the kind of development dickheads like me have always dreamed would come to this location! Good Luck!

The Penn's Landing Lot of Doom has (yet another) new plan for its removal. A new feasibility study by Hargreaves Associates has just been completed, with plans to reconnect the site of this lot with the rest of the city. There's really too much to talk about in one little blurb, so here's an extremely detailed report that explains everything.

The South Street Dread Lot FINALLY has a plan! After years and years of nothingness, this piece of shit lot may finally come to an end. A developer called Silk Companies plans 21 condo units for the site, with a whacky-looking building designed by ISA Design Studios facing the South Street side. Read all about it here.

The Franklintown and RDA Fail Lot is getting even more Mormoned than originally planned! Not only will a Mormon Temple be built on the site, but also a Mormon Meeting House and a 32-story residential building designed by Robert A.M. Stern!! Holy shit! Literally!

Another long-term empty lot, NIMBY Memorial West, has plans to be eliminated. The heroic Carl Dranoff plans a gifuckinggantic Hotel/Condo that will stand here and on the sites of the Philly International Records Building and 311 South Broad. It will run under the SLS International brand and will be the tallest building east of Broad Street. Hopefully this isn't a pipe dream and will actually get built. Good fucking luck!! Here's every last rendering of the thing you can think of.

The First Regiment Armory Lot is also about to be eliminated. This 35-year-old empty lot will soon be covered by Hanover North Broad, a two-building development that will wipe out both this lot and its twin across the street. The Hanover Company, based out of Houston, is teaming up with Parkway Corp to get this done. Though its probably not the most ideal building for this lot, its much much better than a shitty surface lot.

The Mercantile Liblotary is back up for sale. Have $1.69 Million to burn? You can now own this failure of architecture and urban planning that is more ass-kissed than anything but Guild House. Here's the listing!

The Shitz Carlton Waldorf Awhoria Fail Lot will hopefully be dead soon. The Warrior-Poet Brook Lenfest released a new rendering to the nerds on Skyscraper Page showing a brand new design for his W Hotel/Element, which is scheduled to break ground sooner than you think. This definitely needs to happen.

The Great NIMBY Memorial is now, finally, a construction site. Toll Brothers is now building 410 at Society Hill, putting an end to that shitbag lot. Hopefully, this fulfills all the hopes and dreams of all those NIMBYs who put an end to all the good developments that were proposed here.

A new proposal has come to the Schuylkill Sea. Coming on down from NP International is River Walk Philadelphia, a 650-unit condo complex with multiple buildings and perhaps a supermarket. Of course, keep in mind that this is probably the 20th project proposed for this lot in the last 6 decades. If NP pulls this off, they will have accomplished something no other developer could pull off before. Good fucking luck.

The Warrior-Poet Brook Lenfest released a new rendering to the nerds on Skyscraper Page showing a brand new design for his W Hotel/Element, which is scheduled to break ground sooner than you think. This definitely needs to happen.

The Great NIMBY Memorial is now, finally, a construction site. Toll Brothers is now building 410 at Society Hill, putting an end to that shitbag lot. Hopefully, this fulfills all the hopes and dreams of all those NIMBYs who put an end to all the good developments that were proposed here.

A new proposal has come to the Schuylkill Sea. Coming on down from NP International is River Walk Philadelphia, a 650-unit condo complex with multiple buildings and perhaps a supermarket. Of course, keep in mind that this is probably the 20th project proposed for this lot in the last 6 decades. If NP pulls this off, they will have accomplished something no other developer could pull off before. Good fucking luck.

Update! The Broad Street Shitjungle has been cleared a bit and now sports renderings of the upcoming Southstar Lofts. Build it!!
Update! The newest incarnation of Race Street 205 is getting tons of support despite NIMBY concerns. A new rendering is out there and zoning notices have been posted on the site. Build it!
Update! The crappy new 9/11 Memorial was dedicated on September 11th. Whoda thunk it?
Update! The shitty Bicentennial Bell Tower is one step closer to being destroyed... renderings showing the (crappy) design of the new American Revolution Center have been released.

Update!! After many decades, The Mercantile Liblotary is now going to be restored to its full original configuration. Expect a boring short-ass glass wall that will be hailed as the greatest architectural achievement ever.
Update!! The Butt-Fugly Sidney Hillman Medical Center has been destroyed!!!! HUZZAH!!!!! Construction of a new apartment highrise is planned for this March. This project will be putting the big cranes back in air in this city!!! Way to get two birds stoned at once!!
Update!! Only one day after the article about the CHoP Hole was posted, it was reported that construction of a 500,000 square foot Outpatient Care Center will be starting soon and that the massive hole is for a 5 story underground parking garage.

Update! One of the inspirations of this blog, the Robert Morris Building, has found a new developer and is continuing the renovation that was begun by Kimpton Hotels. This Imperial Fortress of Asskick will now be converted into apartments.
Update! Uncle Rusty's Reading Railroad Riverlot is now a small part of the Waterfront Master Plan that includes the building of hundreds of residential units. It will also be the subject of an architectural dig by Temple University, according to one of our readers.
Update! The Great NIMBY Memorial has a new proposal. Toll Brothers presented a new residential project for the site that will no doubt be squashed by NIMBYs over some trivial circumstance.
